Guide to Benchmarking for Maryland’s BEPS
Maryland’s Building Energy Performance Standards (BEPS) aim to improve energy efficiency and reduce greenhouse gas emissions in buildings. These standards apply to buildings 35,000 square feet and larger, excluding certain types like historic buildings and schools. The goal is to achieve net-zero direct greenhouse gas emissions by 2040What is Benchmarking?
Benchmarking involves measuring and comparing a building’s energy use to similar buildings or a reference performance level. This process helps identify inefficiencies, prioritize investments, and verify improvements
Steps for Benchmarking
- Create an Account in ENERGY STAR Portfolio Manager®
- Add a Property to Portfolio Manager
- Add Meters and Enter Utility Data
- Share Data with Maryland’s Department of Environment (MDE)
- Review and Verify Data
- Ensure all data is accurate and complete. Consider third-party verification for added accuracy
Reporting Requirements
Building owners must report their energy use and emissions annually, starting June 1, 2025 This data helps track progress towards meeting BEPS goals and identifies areas for improvement.
Benefits of Benchmarking
- Improved Energy Efficiency: Identifies opportunities to reduce energy consumption.
- Cost Savings: Reduces energy costs through efficiency improvements.
- Enhanced Property Value: Well-maintained, energy-efficient buildings are more attractive to tenants and buyers.
- Environmental Impact: Contributes to Maryland’s goal of reducing greenhouse gas emissions
Resources and Support
- BEPS Portal: Provides step-by-step guides, exemption applications, and a list of covered buildings
- ENERGY STAR Portfolio Manager®: Offers tools and resources for benchmarking and tracking energy performance
By following these steps and utilizing available resources, building owners can effectively benchmark their properties, comply with Maryland’s BEPS, and contribute to a more sustainable future.
